Property Assessment
An assessment notice provides you with the assessed value of your property and is mailed in May each year. It also contains the following information: name of property owner, mailing address of the owner, legal description, school support, allocation (public or separate), roll number (when making inquiries, please refer to this number), tax classification, final date to file a complaint, complaint filing fee.
In Parkland County, the assessment information is included on your Tax Notice.

Property assessment is done each year based on the previous year's market values. The assessment is a major element in determining the amount of municipal and education tax each property owner will pay. An assessment fairly and accurately distributes municipal and school taxes among property owners. All property values do not increase or decrease uniformly.
Market Value is the probable price a property could sell for on the open market as of a given date. An assessor reviews and analyzes the real estate market to establish typical market value. Your 2012 Property Assessment is based on 2011 real estate market conditions.
Property assessment is used in combination with a tax rate, set each year by Parkland County Council, to determine municipal property tax.
Market value assessments were introduced in 1998 as a fair and more equitable way to calculate property values. Assessments now reflect the market value of properties in Parkland County and are updated every year.
The market sets the value of your property. Market value assessments are determined by three methods: the cost approach, the income approach, or the sales comparison approach. Market value assessments will vary by geographic location, building style, and size of property.
People who feel their assessment is incorrect should talk to the Parkland County Assessment Department first by calling 780-968-8469. Usually concerns about an assessment can be resolved quickly without a formal appeal.
